Planning Permission? Usually Not. But We'll Check Either Way
Most garden rooms across the Fylde, Wyre, Preston and Lancaster fall under Permitted Development rights, which means no planning permission is needed, provided eaves stay under 2.5m, you keep the room set back from your boundary, and you stick within the size and coverage rules.
Where it gets fiddly is the local detail. Lytham has its conservation pockets. Parts of Lancaster sit inside conservation areas. Listed buildings, Areas of Outstanding Natural Beauty (the lanes around Garstang, Bowland and Silverdale) and older covenants can all change the picture.
